The transformation of Sydney’s Norwest from hugely successful business park into a thriving urban hub is one step closer, with an official ground-breaking this week signalling the start of demolition and construction at the park’s first integrated resort-style development – Esplanade on Norwest Lake.
Capital Bluestone, the development manager behind Esplanade, celebrated the first sod turned with a breakfast event on site (Tuesday 24th October 2017). Newly-elected Hills Shire Mayor Dr Michelle Byrne joined apartment buyers, representatives from the community, and project staff to watch an excavator with a two-metre bucket break ground, and construction was declared officially underway.
With former tenant Sydney Ice Arena now vacated, activity on site is set to ramp up within the next two weeks.
Esplanade is the first integrated development of its kind in Norwest, with a diverse mix of apartments, a host of resident-only features including an outdoor cinema, three levels of boutique workspaces, waterfront dining and retail areas set on a revitalised public boardwalk.
Capital Bluestone Executive Chairman Steve Grant said Norwest’s transformation was gathering pace with key infrastructure projects like the North West Rail link forging ahead, heralding an exciting future for the business park.
“I’ve always advocated that infrastructure is a critical ingredient in price growth and Esplanade sits within an easy walk of the new Norwest station.
“Today’s groundbreaking at Esplanade is another significant part of the momentum building here for the evolution of Norwest.”
“Through game-changing residential developments like the resort-style Esplanade, Norwest is entering a time that will shift the area’s status as solely a business park to a lifestyle destination and urban hub,” he said.
But Mr Grant, widely considered one of the key architects behind the Norwest success story, admits even he didn’t immediately ‘get’ what the future could hold for the area when he first laid eyes on it.
He recalls that it took months of him driving past the paddocks that were to become Norwest Business Park before he first paid attention to it in the 1990s.
“The truth is I was always too busy to go and have a look at it. I’d drive around it, and I wouldn’t get it. But when I actually went into the sub-division, it all came to life for me and I could see where it was headed.
“I think it’s just kind of that place – you really have to see it to understand it. There would be plenty of people who might have heard about it but just dismissed it or couldn’t envisage what it’s fast becoming.
“As the ice-rink building starts to come down, people will see the momentum. We think this is a very exciting time, not just for Esplanade but for Norwest. We’re on the edge of a massive and very positive change,” he said.
There is still a chance to be a part of the Esplanade community with two-bedroom apartments available from $825,000 to $1,030,000 and three-bedroom units ranging from $1,185,000 to $1,320,000.
The exclusive penthouse range at Esplanade has just been released to market. These family-sized vertical homes in the sky include with three-metre-high ceilings, wintergardens to enjoy the large balconies all year round and luxurious finishes. The penthouse range is priced between $2,000,000 and $2,950,000.

Over the course of the past 25 years, Capital Bluestone has delivered more than $2.5 billion in total project completions and has a current project pipeline of more than $2 billion.
This includes a $700m portfolio of 45 projects at Norwest, accommodating the workspace needs of more than 1000 businesses.
The group has more recently earned a market reputation for its approach to community-focused development, with its flagship $750m Sutherland Shire project Woolooware Bay Town Centre.
The project will deliver more than 600 apartments, a new shopping, dining and entertainment precinct and a rejuvenated new Club environment for joint venture partner the Cronulla Sutherland Leagues Club.
The project sold out all 460 available apartments in 2015, with Stage 1 now complete and occupied; and Stage 2 to be delivered early 2018. New apartments in Stage 3 – the final release in Woolooware Bay’s western precinct – have just been released to the market and attracted many repeat and referral buyers from the local area.
Capital Bluestone has recently broken ground on its near sold out 220-apartment development Veridian at Kogarah, to be delivered in partnership with Kogarah RSL.
The business is also development manager for Esplanade Norwest Lake and has worked with the community, council and business owners within the area to ensure the project fits with existing buildings but also brings about a renewed energy and sets a new benchmark for future projects within the area.
Other key projects in planning stages include work with Bondi Junction RSL, Wahroonga Estate and Parramatta Mission.
